Phase 1
On-Site Evaluation: Our team will undertake an in-depth on-site survey of the property. During this phase, we will engage with available personnel, including Property Managers, Maintenance Engineers, and Board/Committee Members, to asses the building and its components for a tailored reserve study. Subsequently, we will meticulously identify reserve components life span and collect pertinent data, encompassing age, historical background, quantity, and current condition. This process will be supplemented by comprehensive photographs and precise measurements.
Phase 2
Physical Examination: We will undertake a thorough examination of relevant historical data concerning the property. This entails reviewing past reserve-related undertakings and, if necessary, reaching out to relevant board members or property management. Furthermore, a comprehensive analysis of construction drawings will facilitate the derivation of relevant information. Estimates for repair and/or replacement costs for each reserve component will be established, complemented by informed projections of useful and remaining lifespans for 30 years these components.


Phase 3
Financial Analysis: Precise financial data, encompassing reserve budget contributions and year-end balances, will be diligently calculated. The creation of reserve funding projections will be a pivotal step, culminating in a comprehensive review and analysis that will shape the findings and recommendations contained within the final report.
Phase 4
Report Compulation: A detailed electronic PDF copy of the report will be meticulously prepared and submitted to the Client. Hard copies will be furnished upon request.
